Caught in a realty frenzy, one find himself/herself bombarded with offers, offers and more offers. Whether you are interested or not, there is no dearth of realtors, brokers and agents who spare no efforts to impress with virtues of their project. Pamphlets are dropped at home, tele-callers keep calling on your landline and mobile, glossy brochures are handed out, advertisements stare at you and hoardings are hard to miss at main junctions.

Your investment doubles in just few months, one says. Ours is the venture you should put the hard earned money, another screams. Miss out and you will regret, yet another seek to caution. From heart of the city to the distant and some never-heard-before locations, plots and houses are offered with enticing details. Just next to airport coming up at Shamshabad, very close to Fab City, along the Outer Ring Road and so on. Hard to ignore. But where actually are they located need to be verified.

Do not get swamped by the blitz. Take a closer look at all the glitzy publicity material and try to check the same on ground. A personal visit to the site and some time spent with authorities concerned with approvals and registration will give insights that you might otherwise miss out. Check the credibility of developers and never hesitate to enquire about their earlier ventures. And if possible, do visit the same and find out whether promises were kept or not.

Advocate’s advice
If your not sure about title details and registration details, rope in the services of an advocate. A small retainer at this stage might save you from a huge loss. Do not allow yourself to be hurried for the agents and brokers try to push you into the deal with a standard, “prices here are going to rise sharply in a week or fortnight’s time”.
