The success of grandiose projects hinges on planning and execution. The Government and Hyderabad Urban Development Authority, gearing up to implement Outer Ring Project are more than aware of it.

Understandably they have acted fast enough to secure the alignment and areas in the vicinity of the alignment under the Special Reservation Zone.

Wiser with experience where many road-widening works and even State and National Highways meant for decongesting city traffic ended up exactly in reverse due to haphazard location of commercial and business complexes on the roadside and significant chunk of the road being taken up for vehicle parking, the Government has declared one km on either side of the 162 km ORR as Special Reservation Zone.

What’s more HUDA’s planning body will come up with Special Development Regulations within three months. “The effort is to ensure and regulate the development along the ORR corridor in an orderly manner based on international expert advice. ORR is an express way to let the vehicles zoom past at 120 km/hr,” says ORR Project Director Piyush Kumar.

Aware of the speculation on land reaching dizzying heights because of the hype generated by the Rs. 3,200 crore mega project planned to meet the requirements of projected growth for the next 30 to 50 years, the authorities make it clear that the Special Reservation Zone was not to prevent transactions nor discourage people from buying land.

Whether abroad or in Delhi, one does not see any buildings directly opening on to the main road hampering traffic flow. Till the special regulations are in place, no new structure along the ORR corridor will be allowed.

The regulations will specify what type of facilities could be planned and where and also ensure that the constructions adhered to the norms. Officials say most of the existing buildings will not be disturbed and they will be integrated with the development planned along the corridor.
